This customer called stating that he believed his crawl space was leadning to multiple moisture issues throughout his home. We sent one of our System Designs Specialists, Tyler, to the property for a free estimate. After inspecting the crawl space, Tyler found further evidence of crawl space moisture issues. Tyler presented a soltution to encapsulate and condition the crawl space so that there would not be any more moisture issues. The homeowner accepted and proceeded with a crawl space remediation from Olympic Restoration Systems.
The production team started by removing debris from the crawl space and regrading the soil. This keeps water from pooling in low points of the crawl space floor. They sloped the soil so that water would flow to the sump pump. Next, they placed a SmartSump to drain water away from the crawl space. They then placed drainage matting underneath a CleanSpace vapor barrier on the crawl space floor to isolate the home from the earth. The drainage matting allows water to flow to the sump pump. The vapor barrier protects the crawl space and home from any moisture collecting in the sump pump. They closed off any outside air, from vents or any other opening, to keep the outside air from entering the crawl space. Finally, they placed a SaniDry Sedona dehumidifier in the crawl space to dry any moisture from the air.

The humidity readings were elevated above normal, causing potential mold growth and wood rot. To solve the issue we installed a SmartDrain with airtight lid and an airtight floor drain and WaterWatch alarm system. We removed the debris and used a SaniDry dehumidifier to keep humidity low. Using a CleanSpace liner, we created a barrier between the home and the earth floor. Two remote sensors were installed to constantly send temperature and humidity readings to a panel inside the home, alleviating our clients concerns about the moisture and humidity issues.
