Crawl Space Repair in Dallas, TX

This homeowner called as she was preparing her pier and beam house to sell. She stated that the sprinklers were draining into the crawl space, creating a moisture issue. She wanted to find a way to dry her crawl space out. We sent one of our System Designs Specialists, Darrin, to the property for a free crawl space inspection and estimate. After inspecting the crawl space, Darrin gave the homeowner a free crawl space repair quote. The homeowner accepted, and we sent our Production Team to the home to begin the crawl space remediation.

To dry out the wet crawl space, our Production Team began by removing all debris and regrading the soil. They then installed a drainage matting and CleanSpace vapor barrier. Next, they installed a SmartSump sump pump in the crawl space. Finally, they finished by installing a SaniDry Sedona dehumidifier and sealing off any outside air leakage into the crawl space. This completed the crawl space encapsulation.

 

Cupping Hardwood Floors Solution in Dallas, TX

This homeowner called because he noticed that his hardwood floors were cupping in his home. He was concerned that the issue may be stemming from his crawl space, so we sent one of our crawl space experts, Darrin, to the home. Darrin performed a free crawl space inspection and estimate and found evidence of moisture issues. These moisture issues in the crawl space were allowing humidity to enter the home through the hardwood floors, which was causing the floors to warp and buckle. He formulated a custom solution for the crawl space that included closing off outside air and installing drainage matting, vapor barrier, sump pump, and dehumidifier. The homeowner was impressed with the solution and pricing and proceeded to purchase a full crawl space encapsulation system from Olympic Restoration Systems.

This homeowner called because he noticed that the hardwood floors in his home were "cupping", or warping. He was concerned that it was due to a moisture problem in the crawl space. When he looked in his crawl space, he found what appeared to be mold. We sent one of our system designs specialists, Darrin, to the home for a free crawl space inspection and estimate. Darrin found evidence of moisture and humidity issues in the crawl space. He designed a system that would fully encapsulate the crawl space to prevent the hardwood floors from further damage, and would prevent mold growth in the crawl space. The homeowner was pleased with the proposal and proceeded with the work from Olympic Restoration Systems. 

 

The crawl space encapsulation system included installing a drainage matting, CleanSpace vapor barrier, sump pump, and dehumidifier. The Production Team also closed off any outdoor air from entering the crawl space, which included closing any crawl space vents and sealing block walls. This turned the wet crawl space into a dry, conditioned area.

A wet crawl space causing mold gets an encapsulation system. This system will keep all water and moisture out of the crawlspace and stop the growth of mold. 

Water Pooling in Crawl Space, Dallas TX

The customer had water pooling and moisture issues in their Crawl Space, so after they contacted us for an appointment, we decided on installing an encapsulation system.

Our specialists started by cleaning out debris and regrading the soil for proper drainage. Then, the sump pump system was installed, along with a drainage mat to assist in water seepage on the ground. Afterward, a CleanSpace 20-Mil Vapor Barrier was installed; this included lining the walls, wrapping the piers, and sealing the vents. The specialists then placed two Dehumidifiers with Condensate Pumps in the Crawl Space to keep humidity low, filter the air, and distribute collected moisture to the sump pump. To finish up, the specialists installed two remote sensors in Crawl Space that send temperature and humidity readings to a panel inside the house, and two dedicated electrical circuits in the crawl space for the operation of dehumidifiers and sump pumps.
