Amazing couple had just purchased their dream home in the Midwest and were surprised to find high radon levels during their home inspection. Tony and his wife Chantel are a very nice couple in their 30s with two young kids. Tony works for Wells Fargo and Chantel is a hair stylist. Tony likes football, hunting, and bourbon. They have lived in this house for 7 years and we did work for a neighbor that suggested they test for radon. Their levels were extremely high, 56 avg with a CRM. Modular house on a block foundation, 45'x25' used solely for storage with access from steps in the garage. No floor joists so exiting from rim joist is not possible. Sump pit with exterior drain tile from what I could tell with the piece of PVC pipe entering. I wasn't able to look inside as it sat deeper in the pit. One extraction point here, one next to plumbing stack, one near plumbing rough in. Original plan was to route these three points to a fan on side of house and core through block wall. Tony said they may do an addition on the side of the house later so we discussed having both fans on the back of the house. He was really happy how it turned out.
This home was quite huge along with a good sized crawlspace about 4 feet high. It also has a rock base layer. The team did their best ability to install a smart drain and start the installation from the old basement storage room as per the client's request. There is a sump in the finished spot that is going to be used since it has an interior drain tile sealed with a Plexi lid. The installation was a success and everything turned out the way it should be.
This home had a radon mitigation system installed by Radon Defense Midwest. Since the home had an accessible large crawlspace, it was never maintained properly so it was really dirty and full of old construction debris along with a musty smell. This homeowner made the decision to have a crawlspace encapsulation for better protection and less dirt in the future.
Brian, our client is a very nice guy that appreciates good communication. He used to be the local pastor and has a wife and two teenage sons. He tested for radon and got levels of 8 and just recently became aware of. Wife has office in basement which is very alarming since that's where she spends the most time on. They also have a split level basement. The team ended the installation by routing up under ceiling across the basement and core through block next to window, elbow over and up for radon fan to fit. Everything went well and the clients are happy!
